A thermal (infrared) camera is a genuinely useful tool for spotting suspected water intrusion during a pre-purchase walkthrough or renovation — but it's important to understand what it actually measures, because it does not detect water directly.
What a Thermal Camera Actually Sees
A thermal camera measures surface temperature differences, not moisture itself. Wet materials often show up as cooler than surrounding dry areas because water increases a material's thermal mass and promotes evaporative cooling, which changes how the surface radiates heat. On a thermal image, this can appear as a distinct cool patch on a wall, ceiling, or floor near a suspected leak source.
This distinction matters: a thermal camera flags a temperature anomaly, and moisture is one common cause of that anomaly — but it is not the only cause.
Why False Positives and False Negatives Both Happen
- Other things also cause temperature differences — missing insulation, an air leak, a stud or pipe behind drywall, and direct sunlight on part of a wall can all produce a thermal signature that looks similar to moisture.
- Dry-on-the-surface, wet-underneath situations can be missed — a leak that has partially dried at the surface, or one that's deep behind multiple material layers, may not show a strong enough temperature differential to register.
- Conditions matter — the size of the temperature difference the camera can detect depends on how much the wet area's temperature actually differs from its surroundings at that moment; a leak that happened days ago and has partially equalized in temperature is harder to spot than an active one.
How to Use One Correctly
- Scan systematically around common leak points: below windows and doors, around plumbing fixtures, along exterior walls, and beneath any visible ceiling stains.
- Look for anomalies relative to the surrounding area — a cooler patch that doesn't correspond to an obvious cause like a window, vent, or exterior wall corner.
- Treat every anomaly as a lead to investigate, not a confirmed leak — follow up immediately with a moisture meter (pin or pinless) pressed against the suspect area.
- If the moisture meter confirms elevated readings, that's the point to investigate further — potentially opening the wall, calling a plumber, or getting a full inspection — not the thermal image alone.
The Bottom Line
A thermal camera is an excellent first-pass screening tool for finding where to look, especially in a large property during a limited walkthrough window. It is not a substitute for a moisture meter, and it is not proof of a leak on its own — treat a thermal anomaly as the start of an investigation, not the conclusion of one.
